The point or origin of the design process, we meet with the Client to gather information and discuss the Project Idea in detail, and together formulate a written wish list and design brief which will serve as the reference point of the Project.
It is a must in our approach to conduct an Ocular survey to determine the existing conditions of the Site and its immediate vicinity as it better guides us in our design approach, and the design process as a whole.
The translation of a Client's written wish list into a Physical Plan - the Schematic Design Proposal, a minimum of Two (2) best-use plans to choose from, subject to revisions until Approved by the Client for further development and proceed with the Design Development Phase.
Conversion of all Preliminary Design Proposals into One (1) Final Plan, subject to revisions until Approved by the Client for further development and proceed with the Detailed Construction and Contract Documents Phase.
The Architect collaborates and bridges all specialty Engineers and Designers and leads in the production of the necessary Plans for Construction, Material Specifications, Estimates and Contract Documents required for the procurement of a Building Permit and Project Bidding Process, as the case may be.
It is our duty to conduct periodic site visits and be represented in Coordination Meetings on site to answer to queries and/or clarifications on the design and ensure its implementation as per plan.
With the Client's interest in mind, we conduct Project Punch listing and Quality Control on the Contractors output. Once Punch lists are met the project is ready for Client's acceptance.
With the Clients approval and on a as needed basis, CAD Company will conduct an Architectural photography of the turned over project for documentation purposes.
